Recently Steve Bradburn had an opportunity to meet with up Linda Williams and Karen Nouhan from Allen Edwin Homes to learn more about what they have have to offer, and tour one of their beautiful homes. Steve Bradburn has a lot of insight into today’s market, and why buying a new build home is a great idea:
“I’ve been in the business for about 18 years, and it almost seems like 3 different markets during that time. The first part of my career we used to average 2500-3000 houses on the market, and it was a nice, strong market. Then we completely flipped over to foreclosures. At that time I think we reached about 7000 listings on the market in our area. As a buyer if you didn’t like the house you were looking at, basically go next door or down the street. There were houses everywhere for sale! That was about the 2nd type of market that we had. The type we have now is a totally different kind of market due to the shortage of inventory. Our values are up to where they were before the foreclosure period. But there’s less houses on the market, and that’s creating competition. With competition some of my buyers are getting beat out on houses. So, I think that a new build is a good alternative if you don’t want that competition. You can pick out every aspects of the home – colors, flooring, everything! You don’t have that competition with new houses, plus picking out an Allen Edwin home that is energy efficient, you’re also going to save money on monthly utility bills. If you went and purchased a used home you might not have the high efficiency furnace and hot water heater, and higher R-value insulation. So, you may be spending another $100-200 per month in utilities where now you can take that money and put it into a new home and into your monthly payment. I think to buy a brand new home right now is a good alternative due to the fact that there’s low inventory out there. Plus, people who bought during the foreclosure market bought starter homes, and now they may be stepping up to a brand new home, so that’s another alternative to upgrade. Our values are quite high right now and continue to grow, so it makes sense.”
